When is the best time to sell my property? Generally speaking, the best time to sell a property is in the middle of Spring, when things are warming up and people are trying to start afresh for the year. What should I do before I sell my property? The first impression that a buyer gets of a property is critical, therefore to increase the chances of a sale, you must ensure that your property is clean and well presented. A good, neutral color scheme will also allow it to appeal to a larger market; if all the paintwork is a hot pink, you may lose some interest! A cream or white based paint and carpet will also serve to make a small room look bigger.
Why is the list price of my property different to its sale price? When you sell your house, your house will be advertised on the listings at a certain price—the list price—but the price it then sells for will usually be less, as buyers often make an offer before accepting the listed price. This is the sale price, and can be thousands of dollars less than what you initially asked. This may tempt some people to put the list price up at higher than the Realtor’s suggested value, but this often won’t help as a fairly-valued property will usually sell at a very close price to its listed price anyway.
I’ve found the right house. How long does it take to complete the purchase? The time for completion will depend on how long the chain is in your situation and whether the property is already vacated or not. It will also depend on whether your financial situation is all organized. Is your mortgage approved? Usually, though, the exchange of contracts will occur no later than six weeks after the agreement.
Should I place a low offer first when negotiating? No, you should never do this. An incredibly low offer will make you appear to not be serious, and the seller will likely not trust you with future offers. Furthermore, in the time it takes to place a higher offer after the first is rejected, another buyer may have snatched up the property from underneath you!
